With data from June just being released by the CDA MLS, let's take a look at the current housing market! To do so, we will look at a metric known as "Months of Inventory." This metric is determined by dividing the quantity of homes listed in June by the quantity of homes sold in June. Months of Inventory between 5 and 7 is considered a Balanced Market. Less than 5 months is considered a Seller's Market, and greater than 7 months is considered a Buyer's Market.

June Data:

  • 1,861 active listings
  • 458 sold listings
  • 1,861/458 = 4.06 Months of Inventory

Overall, this is a SELLER'S MARKET. However, Months of Inventory varies by price range, and if you take a look at the data in the table below, you will notice that it is a Seller's Market for homes priced between $0-$599,999, a Balanced Market for homes priced between $600,000-$1,999,999, and a Buyer's Market for homes priced above that...
